Commercial TPO Roof Replacement — Fort Worth, TX

The Challenge

This Fort Worth commercial building, in Lakeside, on Fort Worth’s west side, had a modified bitumen roof that took storm damage — and like most modbit systems after a North Texas hail event, the damage wasn’t always obvious from a walkthrough: compromised membrane, stressed seams, and a system that was going to leak into the building sooner rather than later. The owner needed the insurance claim handled correctly and the building protected without disrupting operations.

Why 60-Mil White TPO

We recommended replacing the modified bitumen with a 60-mil white TPO membrane rather than patching or re-covering:

• —Heat-welded seams — TPO seams are fused into a single monolithic layer, eliminating the seam failures that plague aging modified bitumen
• —Reflective white membrane — reflects Texas sun instead of absorbing it, lowering rooftop temperatures and summer cooling loads
• —Clean insurance scope — a full replacement documented properly, not a patch job that leaves the owner arguing with the carrier at the next storm
• —Proven performance on low-slope commercial roofs in the DFW climate

The Installation

Full removal of the storm-damaged modified bitumen down to the deck, deck inspection, new polyiso insulation board across the field of the roof, and a fully adhered 60-mil TPO installation with heat-welded seams and new edge terminations and flashings. We coordinated the insurance claim documentation from inspection through closeout.
